Ennergy Performance Certificates: EPC

Stamp Duty Avoidance Home Information Packs have gone !!

(HIPs) were introduced to improve the selling and buying process for homes.

By making all the information and an energy performance certificate available from the outset a buyer could make an informed decision at the beginning and avoid delays, uncertainty, and unnecessary expense later on.

As of 20th May 2010 the Home Information Pack has been abolished, with there now only being a requirement for an energy performance certificate.

The Energy Performance Certificate (EPC) presents various bits of useful information in the form of a chart that grades various aspects of the property being sold from A to G. A is the most energy efficient with G being the least.

The EPC helps to provide up to date information on the energy efficiency of the building and provides a cost graph and CO2 emissions chart which gives an understanding of the environmental impact of the property. This is important as around half of al the UKs carbon emissions are produced by buildings. That’s about double the amount produced by planes and cars.

The accredited energy assessor will produce along with the EPC, suggestions of improvements that can be implemented to make the property more energy efficient.
